Full Feature Survey, Contours to TBM, and Relocation Survey including:
  • Feature Survey of 3 properties either side; and main properties in front and behind (as appropriate) of the subject site for use in town planning. This will include:
    • Set backs
    • Eave & ridge heights
    • Windows
    • Open space
    • Fences, sheds etc
    • Other reasonable information that will help / affect the application.
Neighbourhood Character / Design Response
Neighborhood Character Report including:
  • General summary of the area as suggested by Council
  • General observations of the immediate area with special note to aspects that will help the application including photos.
  • Streetscape
    • Photos of properties neighboring the subject site
    • Descriptions of each property including comment.
Drafting
Town Planning Drawings based on the "Client Brief"
  • Neighborhood Character Plan (taken from feature survey)

  • Have cheque made out to Council for appropriate fee

  • Submit to Council (generally via post).

OTHER OPTIONS

Relocation Survey
Relocation survey will be required for ALL developments where a wall is to be built on the boundary and or there are obvious alignment issues as discovered during the feature survey stage. It is highly recommended to have this done regardless, as it will need to be done later anyway during the subdivision stage.
Build Over Easement Approval
Permission from BOTH Council and Relevant Water Authority for the building of anything over the easement.
Arborist Report
Report outlining all significant vegetation on the site along with the health and "value" of each tree. A recommend also as to the appropriate retention or removal of each significant tree that will be submitted to Council for consideration.
This step is not generally compulsory (especially on sites and in regions where there are no or little vegetation. Council may request this to be a mandatory step as part of their request for further information – if so, it can be auctioned at this point and can be paid for separately by the owner.
Traffic Engineer
Report and survey looking into the proposed design and the management of the car parking within the development. The report will generally try to justify any reduction in car parking that the application seeks, along with add guidance to any design that is proposed.
This step is not generally compulsory unless the design is for multi level apartments with basement car parking or in situations where no car parking is available and the design does not allow for any. Council may request this to be a mandatory step as part of their request for further information – if so, it can be auctioned at this point and can be paid for separately by the owner.
Wildfire Management Overlay Report
This is a report now required by the CFA for certain allotments usually near bushy or forest areas whereby risk may be deemed by the CFA. This will be determined by an Overlay nominated by local government.
Sustainable Design Statement
Report looking at the appropriate use of materials and the long-term sustainability of the environment by using such materials. The report will offer alternative materials where appropriate. This report is getting more common within councils and is often made compulsory via Conditions of the permit.
Waste Management Report
This is a report required for larger communal developments whereby thought needs to be put into the management of waste either by council or contractors.
Generally this stepped would be triggered by council.
