MANDATORY ITEMS

Soil Test
Performed by a qualified Geotechnical Engineer. This is a vital part of the project and is mandatory for the engineer to do the structural design. We at AbodeDAC use a good Geotechnical Engineer that is slightly more expensive, but the typical outcome is a more thorough report that provides the Structural Engineer more opportunity to design more cost effective house designs - often saving thousands of dollars
Sewer Details
Obtained from the Water Authority. This is required for any "angle of repose" issues when building near easements. This is a mandatory requirement by a Building Surveyor.
Property Info - Legal Point Of Discharge
Mandatory requirement for all developments. This info is taken from Council.
Property Info - Fire, Flood, Termite etc

Note: At AbodeDAC we use a slightly more expensive engineer who puts more effort into the "computation" of the sturctural design. This allows for more accurate design which often saves tens of thousands of dollars in the construction stage of the project. Many other engineers often "over engineer" creating many additional expenses.
Bushfire Assessment
A newly mandatory step that is essentially just a written response to the conditions of the site and any likehood of Bush fire rish. Unless in a Bushfire prone area, this is generally just a standard response.
Energy Rating Report(s)
A mandatory report assessing the building against a 5-star energy rating system to ensure that the building is suitably efficient and sustainable. Some changes to the house design and materials may result from the findings of this report.
Client Brief (no Charge)
This is for new home builders to give our team an inside into what type of house or what ideas you have for the design. It will give you an opportunity to determine what externals, internals and even upload sketches or photos of what you would like to achieve.
Signed "Copyright" release
From any previous draftsperson / company. This will be required only where a design previously done by another draftsperson has been done and will need to be copied in order to get working drawings done. AbodeDAC do not charge for this step, it is only noted here as a requirement to be done.

OTHER OPTIONS

Title Documentation
All necessary title docs including title, plan of subdivision, convenants, restrictions, Section 173 Agreements, Caveats etc. If this has not be applied for by Abode in the recent past, then this is mandatory. If done previously by Abode, this will be automatically uploaded into this process.
Land Survey
Basic land survey including a relocation survey and levells to a TBM. This may include some basic site features as required. This is a ccompulsory step for all projects, however, this may have been done in previous tasks and may be used if approved. If done previously by AbodeDAC, this will be automatically uploaded into this process.
Flood Level Advice (Melbourne Water)
Not required for all applications - only those in an area of a Melbourne Water Flood Overlay.
Planning Certificate
From Council - This is not required if you already have a Town Planning permit.
Town Planning Permit
Approved by Council (if required). If done previously by AbodeDAC, this will be automatically uploaded into this process.
Town Planning Drawings
Endorsed (if required). If done previously by AbodeDAC, this will be automatically uploaded into this process.
Civil Engineering (Inc. retaining walls for sloped sites)
(Prepared by qualified and registered Engineer). Often this work may be required as part of the subdivision and may be done separately / previously in this section.

Detention System
Required for Drainage Plan as per Town Planning Conditions.
Build Over Easement Application - Water Board
(Water or Sewer Easement). All drawings, documents and liaising to be done with Council on behalf of the owner. This will include any permit application fees.
Build Over Easement Application - Council
(Drainage Easement). All drawings, documents and liaising to be done with Council on behalf of the owner. This will include any permit application fees.
Build Over Easement Application - Power
(Main Power Lines - very rare). All drawings, documents and liaising to be done with Council on behalf of the owner. This will include any permit application fees.
Council Report & Consent
For new house designs where any part of the building does not comply with the relevant Local Council building controls. This may not be known until later in the process. This step will be done in its entirety by AbodeDAC including payment of the application fees and may include advertising to the adjoining neighbours.
Developers Consent
Required for newer estates. This will require drawings and materials schedules to be submitted to the developer (or developer's representative for formal approval of the design). All works and liaising will be done by AbodeDAC.
Protection Works Notice
This is mandatory for any house or development where a wall or part of the building is in close proximity of the adjoining neighbour. This is done in 2 most common scenarios:
  • Undermining, or structural interference with the adjoining property - this may include a site cut or a basement near the boundary. In this case, we would need to prove to the neighbour that what we are proposing is structurally sound and it will not impact their site either during or after construction.
  • Building on or near the adjoining boundary - the main issue here is that we inform the neighbour that this is happening, and that we will or wont need access from their site. If access is required, all their assets will be restored as like before. This will also include an notification of removal of shared fencing.
In both of these cases, AbodeDAC will inform and liaise with the adjoining neighbours and the building surveyor where necessary to obtain a beneficial outcome.
Acoustic Report
Only required when in an area with an overlay demanding this (generally in an area near an airport).
Development Contribution Fees
Required by some councils before construction will commence. This will be required to be paid direct to the council by the owner. The receipt of this must be supplied to the Building Surveyor prior to the issue of the Building Permit. This requirement is generally only required in certain councils and normally only for unit sites. AbodeDAC do not charge for this step, it is only noted here as requirement.
